I own a property by way of a quit claim deed and i am trying to sell it, will it be a problem?

I bought a property from a close family friend by way of a quit claim deed. I am now trying to sell the property, will the potential buyers have a problem buying it due to the quit claim deed? Will they also have to buy it by way of a quit claim deed? Should I have a regular deed filed before I try to sell it?

Title company claims there are judgements against me (property buyer), but that’s impossible. What do I do?

I am purchasing a condo and am supposed to close on 9/21/2007, but my mortgage broker contacted me yesterday to say that the title company has an issue because they say there are two judgements against me, which are literally not possible. How can I resolve this so that it does not interfere with me buying my home?

The judgements are by two credit card companies, Discover and Capital One, but the only line of credit I’ve ever had since 18 (I am now 24) is with Visa through Wells Fargo. I’ve never had any type of retail store charge card or any other form of credit so these judgements clearly are either false or are against someone else with the same name.

Neither one appeared anywhere on my credit reports. I don’t understand how the title company can think these are against me if they aren’t on my credit report because they’re from credit card companies!

I wonder how typical this is and if it is cause for concern or if this is something my mortgage broker can clear up.

After using a realtor that got me nowhere, I started using Craigslist to find buyers for my property. So far I have 2 interested parties.

After answering any questions the buyer need to know, and if they want to move forward to purchase the place. Can’t I just hire a real estate lawyer to all the paperwork, and legal stuff?

I sold a property 5 years ago on an OWC and the buyers defaulted and want me to take it back. Should I?

They said they would sign a Deed in Lieu of Foreclosure. I initiated the paperwork with a title company and now I’m just waiting for them to sign and return…and waiting and waiting. Is this a common scam to buy time? At what point should I go the full foreclosure route?
