Does a home realtor have any responsibility to inform potential buyers if a property is NOT insurable?

A realtor showed me a property that was obviously run down, but for whatever reason, I really fell in love with it. He didn't mention anything about it being not insurable, and I am now wondering if he is obligated under any particular directives to share that information. Is it my responsibility to pay for an inspection and send that to an insurance company before knowing whether or not it is insurable? Thanks for any info.

Section 20 relates mainly to council managed properties where the council owns the property or freehold. the objective is to split the costs of a necessary renovation between the owner/landlord and the lease holder / tenant.

In essence section 20 notice is a piece of legislation which allows the lessor (landlord, freeholder or property owner) to demand from the lessee (lease holder) to pay part of the property renovation.

Should you find yourself in the position of having received a section 20 notice, you will have a number the issue of inconvenience and possible financial exposure:

  • your part of the property renovation cost
  • disruption due to property renovation work
  • time & effort managing the communication with landlord
  • stress of additional workload
  • possible effect on possible sale of property or lease

In most cases a section 20 notice is never a good thing for a lessee unless the property value increases as a result of the notice. It always cost you money whatever you do and it is enforceable. It is particular painful if it arrives at a time when you can least afford it.

A couple of my friends and I are looking into buying one or more large houses to rent out to college students. What is the best way to approach this? One friend suggested forming an LLC and then purchasing the property under the LLC's name. I was told this option would allow us to protect both our individual and group assets. What should you do if the personal property tax office for a state you no longer reside in is seeking you for payment on personal property for real estate that was sold several years ago?

Is there a statute of limitations on the sale of real estate? If the proper papers were never recorded, does this mean the property is still owned by the original owners? the guy from homes under the hammer was saying on radio two this week its a great time for cash buyers to get an absolute bargain, and even up to 50% off asking price if a developer desperately needs a cash injection or is really struggling to shift property’s.

Im in a position to do this and just wondered if bargains like this are really out there? Anyone work for a developer or had a great deal themselves?
